Are you thinking of listing your home in the very near future?  Have you been keeping up with repairs that most homes need daily?  Do you think if you don’t see a problem then there is no problem?

The reason I am asking, is to help you with your repairs before you want to sell your home and save you a lot of aggravation when you go into contract with your home.

I recently had two separate listings with “original roofs”.  There was no problems with the roofs, no leaks, no missing tiles.  In fact one of the homeowners had the roof cleaned and sealed before listing.  Within a few weeks both homes had contracts and had scheduled the inspections.

We will call the house that cleaned and sealed the roof house”A”.  That home had a FHA contract.  When the roof inspector came and did his inspection his conclusion was that there was more that 25% of loose tiles.  The appraiser would not appraise without a new roof.  The deal fell through and the homeowners decided to have the tiles fixed.  Everything was done with licensed roofer and also was disclosed.  Another offer comes in and we do inspection.  Roof passes but the same appraiser is there to appraise.  He appraised above asking price.  So you would think everything was fine. No. Buyers decide they want a new roof.  We start to renegotiate but do not come to the meeting of the minds.  We are going to cancel and sellers are going to put new roof on and list for higher price.  Buyers come back and both sides agree on a new price.  Closing is in August.

House “B” has been total redone except for the roof.  Again no issues, no leaks but the roof is an original roof.  We get an offer and inspection reveals over 25% of loose tiles.  Sellers want some compensation for the new roof but buyers say no.  Deal falls through.  A new roof was just finished a few weeks ago.  Home is back on market and getting a lot of showings.  As of today still no contract.

Why am I telling you this?  To save you time and money.  When you decide to list your home and your roof is over twenty years old, get a roofer out there to inspect and tell you what condition it really is in.  You then can decide what you what and need to do.  There will be no surprises!!!!
